Legendre UK wins Whitbread contract for Phoenix House Premier Inn conversion

Legendre UK has been appointed by Whitbread as main contractor for the redevelopment of Phoenix House in Vauxhall, London. The ten-storey, 80,000ft² former office building will be converted into a 180-bedroom Premier Inn hotel, bringing the brand to Vauxhall for the first time. The project will retain the building's existing structure, with former office floorplates replaced by Premier Inn bedrooms including the Premier Plus range, and the mezzanine upgraded to feature a new guest restaurant and reception. Whitbread said the conversion targets BREEAM Excellent certification and is expected to create around 25 permanent hospitality jobs. Construction is due to start later this year, with completion scheduled for the end of 2027, under a 30-year lease held by Whitbread while Lambeth Council retains the head lease.

Whitbread to Close All 261 Restaurants to Focus on Premier Inn Hotels

Whitbread, the operator of restaurant chains including Beefeater, Brewers Fayre, Bar + Block, Table Table, Whitbread Inns, and Cookhouse + Pub, has announced plans to close all of its 261 restaurants as part of a strategy to become a pure-play hotel business centered on its Premier Inn brand. The closures began on September 3 with the shutdown of the Bar + Block steakhouse chain, followed by the closure of 32 Table Table and 14 Cookhouse + Pub locations that same day, 89 Brewers Fayre sites on September 7, and 106 Beefeater restaurants on September 10. Whitbread CEO Dominic Paul cited significant cost increases in business rates and national insurance, as well as an implied market discount to inherent value, as reasons for the move, which will cut approximately 3,800 roles from its 30,000-strong UK and Ireland workforce and reduce food and beverage sales by up to £160 million and profits by £10 million. Of the 261 sites, 53 have been sold to Queensway Inns, which plans to relaunch them as a new chain of value pubs, while about 600 additional Premier Inn rooms will be created by converting some locations, and the remainder are expected to be sold as going concerns. Whitbread also plans to offload £1.5 billion of freehold properties, reducing its owned property portfolio from 50% to 30%.

Premier Inn owner Whitbread reports stronger forward bookings on leisure demand

Whitbread, owner of Premier Inn, said forward bookings are stronger than last year, driven by positive leisure demand. Total sales rose 2% to £727 million in the 13 weeks to May 28, with UK accommodation sales up 3% and London sales 7% higher. The performance was partly offset by a slump in food and drink sales from restaurant closures, as the group pushes ahead with a five-year growth plan that includes shutting remaining Beefeater and Brewers Fayre sites. Chief Executive Dominic Paul said the forward booked position is ahead of last year and the company remains confident in the full-year outlook. Shares were 1.5% lower in early trading.
