IEAT reports Map Ta Phut Phase 3 at 33.53%, Smart Park main structures 100% complete

The Industrial Estate Authority of Thailand, or IEAT, has reported progress on the Map Ta Phut Industrial Port Development Project Phase 3, which carries a total investment value of approximately 55.4 billion baht. Construction of the gas port in Plot B is now 33.53% complete, after the private-sector contractor began work on 15 October 2025. The first phase of infrastructure work, involving the dredging and land reclamation of 1,000 rai, carried out by Gulf MTP LNG Terminal Co., Ltd., has been completed and the area handed over with certification from IEAT. For the second phase, which comprises a 200-rai liquid cargo port area in Plot A and a 150-rai energy industry development area in Plot C, a combined 350 rai, IEAT has adjusted its approach away from the public-private partnership model and placed the matter on the Cabinet agenda on 22 September 2026. As for the Smart Park industrial estate, spanning a total area of more than 1,383.76 rai in the Eastern Economic Corridor in Rayong province, construction of the main infrastructure is now 100% complete and ready to accommodate operators immediately. Currently, 70.45 rai of industrial land has been leased and a total of 106.37 rai reserved, leaving 551.10 rai available for rent. IEAT has also issued Announcement No. 46/2026 granting an exemption from land rent and facility maintenance fees for the first two years, in a bid to accelerate investment and foreign direct investment into the Eastern Economic Corridor.
