This includes 5 new projects, comprising 3 housing developments and 2 condominiums, and 17 relaunches of existing projects. The highlight is Reference Bay River Bang Pho, SC's first riverside condominium, valued at 11 billion baht, with starting prices at 2.79 million baht, set to go on sale in September. Meanwhile, Grand Bangkok Boulevard Ratchaphruek-Phran Nok, a luxury home development with starting prices at 50 million baht, has already generated over 300 million baht in sales since its launch. The company also plans to open a luxury condominium in the Rama 4 area in December, along with the launch of a new brand, The Pavillian Vibhavadi-Phahon, with starting prices between 25-30 million baht. As of the end of June, the company's debt-to-equity ratio stood at 1.4 times, and it expects to maintain this level through the end of the year. The company has an investment plan of approximately 8 billion baht, focusing on land acquisition, with over three-quarters of the target already secured. It has 90 projects in its pipeline with a total value of about 77.3 billion baht, split between 70% horizontal developments and 30% condominiums. Additionally, SC is expanding its warehouse business by an additional 200,000 square meters through a joint venture with a Japanese partner, with construction currently over 90% complete and a 100% occupancy rate, focusing on the Bang Na area and the Eastern Economic Corridor. In the United States, the company has invested in rental apartments in Boston under a budget of 100 million US dollars, with approximately 75% already utilized, and plans to consider an exit strategy starting in 2027.
