CoStar Shares Fall 3.8% as Repeat Sale Indices Project 63% Drop in Commercial Deliveries

CoStar Group shares fell 3.8% to close at $27.02 after the real estate data provider's Commercial Repeat Sale Indices projected commercial property deliveries would drop sharply from the last cycle peak alongside softer demand signals. According to CoStar's press release, with data through August 2026, quarterly deliveries ending September 2026 are projected to fall 63% versus the fourth-quarter 2023 cycle peak. Deliveries across office, retail, and industrial are projected at 482 million square feet in the 12 months ending September 2026, down 19.5% from the same period a year earlier. The release also revealed third-quarter 2026 demand is projected to be slightly negative, with net absorption expected to give back 2.7 million square feet over the 12 months ending September 2026, and the value-weighted U.S. Composite Index down 1.3% in August. CoStar Forecasts Canadian Industrial Rents to Turn Positive by Late 2027

Mario Lefebvre, chief economist for Canada at CoStar Group, said absorption has bounced back since late 2025 and, combined with a sharp pullback in new construction, is pushing vacancy steadily lower, with rent growth expected to remain roughly flat for most of 2027 before trending upward late in the year and continuing into 2028. Lefebvre added that the balance of risks remains tilted to the downside, citing trade and tariff uncertainty, elevated operating costs including higher fuel costs, and a declining population, though longer-term demand should grow with consumer spending while the development pipeline remains modest.
